I am a successful property developer and in the course of my work, I am able to source investment property at 15% below market value. If a charitable organization could take advantage of this, then I would be happy to pass some of these opportunities their way.

Is this a viable idea?

Hi PastelBlue, I have worked in charities for many years and have come across variants of this generous suggestion. One variant is from a builder who will offer to build a building at cost BUT the charity will then refuse the offer! Why? Because charities have to be above board and eg go out to tender, because it is possible (albeit unlikely) that a straight commercial tender from another company might be cheaper.  Why is that a problem? Well in the last case I was involved in (as a trustee), the "generous" builder got upset at the implied slur that he might be packing the "at cost" tender, and resigned from the chariy committee. We ended up with quite a difficult situation
